Our client is a national leader in on-airport real estate facilities for companies seeking optimal convenience in an environment where logistics and convenience are paramount.  They handle facility management, leasing, development and construction/property management of assets at the top airports nationally with immediate plans to expand into international markets.  They provide mission-critical infrastructure projects and real estate assets that support e-commerce, logistics, maintenance, and airport related operations at airports in North America. They are based at Washington Dulles International Airport  just west of Washington, DC.


Position Description:

Our client is looking for a Director to join its rapidly growing organization to lead the leasing efforts. The position offers the opportunity to build deep relationships with tenants, which are primarily the global leaders in e-commerce logistics and aviation and support our client’s investment and portfolio expansion objectives. The Director will report to and work daily with senior leadership team and have primary responsibility for leasing the 3.5 MSF industrial real estate portfolio and deepening relationships with tenants and airport partners. In addition, the Director will be expected to develop data-driven processes to inform leasing decisions and to facilitate expansion into new markets by assisting with market analysis, site selection, and property development decisions. The ideal candidate will have relevant experience with building relationships, analyzing industrial real estate research and trends, and managing lease negotiation and execution. Most importantly, the Director will see their insights have an immediate, tangible impact every day in a well-funded and rapidly growing company.

 ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Manage inventory of assigned assets in a variety of markets with high degree of autonomy including identifying new prospective tenants
  • Source, research, draft and negotiate Letters of Intent for leases
  • Manage lease negotiations for the portfolio
  • Maintain regular dialogue with tenants at the local level and build strong relationships with the national/regional management of the company’s national tenants
  • Develop and maintain relationships with nationwide network of commercial brokers, landlords, government officials, and regional site managers while constantly keeping their finger on the pulse of the various relevant industrial markets
  • In collaboration with colleagues, identify opportunities for new investments with current and prospective tenants
  • Working knowledge of industrial real estate market dynamics and trends and the ability to consolidate information into concise reports
  • Ability to understand, summarize and present financial analyses, market concepts and characteristics to senior management team
  • Maintain a database of work that can be easily presented and digested by members of senior management and executive leadership teams
  • Manage Analyst/Associate efforts in the evaluation of leasing opportunities

THE QUALIFYING CANDIDATE MUST HAVE:

  • Bachelor’s degree from a 4-year program, preferably with a focus in real estate, finance, economics, or related field
  • Knowledge of CoStar or other commercial MLS sites
  • Understanding of lease/purchase agreement definitions and implications
  • Comprehension of real estate legal documentation and terminology
  • Comprehension of real estate financing and banking transactions
  • Must be highly organized, able to work in a fast-paced, team-oriented environment with shifting deadlines, and able to immediately adapt to changing priorities
  • Strong working knowledge of Microsoft Office Suite and Google Suite
  • Accuracy and accountability under pressure
  • Ability to develop professional relationships and manage an individual book of business with minimal supervision
  • Must be able to pass an FBI background check, Criminal History Record Check (CHRC), and a TSA Security Threat Assessment (STA) to successfully obtain multiple airport access credentials
  • Ideally the candidate will also have a real estate broker’s license or demonstrate a willingness to pursue their license after hiring
  • The candidate must be open to travel
  • Ideally the candidate will also have experience with:
    • Industrial site acquisition and/or industrial tenant representation
    • Real estate entitlement issues (zoning variance, changes, conditional use, special use, planning commission and city council meetings)
    • Presentations to public sector decision makers
    • Associations, policy discussions, etc. relevant to our client’s business
