Our client is a leading Southeastern investment and development company that has been active since 2002.  It currently owns a portfolio totaling 10.6 million square feet of institutional-quality office, industrial, and life sciences assets.  To date, the company has acquired or developed over 25 million square feet totaling $3.5 billion in cost, with over $1.3 billion of equity capital invested.  It utilizes institutional equity partners for most of its investments.

Our client has a sister company that provides a best-in-class operating platform that helps produce outstanding operating results for investments.  The sister company has 175 employees and a 23-year track record of leasing and management successes, including more than 22 million square feet throughout the Carolinas.  Resources include leasing, property management, accounting, reporting, construction and project management, and capital markets/investment sales expertise.


Position Description:

The Partner, Life Sciences will be responsible for setting the strategy for a national life sciences real estate platform while executing the day-to-day management with P&L responsibility for an existing $1.5 billion portfolio.  This individual will develop long-term partnerships with key industry players in life sciences, biotech, and pharmaceuticals for leasing, joint venture, and built-to-suit opportunities.  He or she will be nationally recognized in the life sciences space and ideally have both development experience and the ability to set strategy for the future development and management of the portfolio.

 ROLE & RESPONSIBILITIES:

  • Lead and coordinate the life sciences development and acquisition strategy for a national platform
  • Oversee all aspects of life sciences operations including the development and implementation of business plans, initiatives, project performance, and profitability
  • Provide dynamic leadership focused on inspiring teams to outstanding results and excellence while achieving superior financial performance
  • Assess risks and opportunities, optimize overall business performance, and ensure that the organizational structure in place supports the company’s strategy
  • Coordinate investment analysis and financial structuring of development projects
  • Develop long-term partnerships with key industry players
  • Maintain knowledge of and develop relationships with prospective tenants in each market
  • Maintain knowledge of and develop relationships with tenant rep brokers
  • Manage P&L for existing $1.5 billion portfolio with keen eye for operating efficiencies
  • Maintain knowledge of technical requirements of end users to satisfy their needs
  • Experience and familiarity with development process including contract negotiation, entitlements, site and building design, third-party consultant negotiation, general contractor selection, construction management, leasing, and turnover
  • Proactive investor communication to include deal summaries / capital calls and periodic updates
  • Participate in industry and client events to raise firm’s profile in the real estate and business communities
  • Position self as a visible and respected thought leader nationally and communicator for the industry

KNOWLEDGE, SKILL AND ABILITIES:

  • Thorough and complete familiarity with life sciences real estate development and asset management
  • Excellent written and verbal communication skills
  • Strong project management / task prioritization capabilities
  • Precise attention to detail that is thoughtfully applied to content and deliverables
  • Attentive business judgement to review materials and communicate in balanced and compelling way
  • Ability to evaluate and discuss the science behind tenant business plan

 EDUCATION – EXPERIENCE REQUIREMENTS:

  • Bachelor’s Degree in business, real estate, or related field and significant relevant life sciences experience
  • Strong working knowledge of life sciences investment experience
  • Strong working knowledge of MS Office Suite to include Excel
