Position Description:

Reporting to the Senior Vice President, Investment, the Vice President, Investment will be responsible for the acquisition and disposition activities in target markets (Washington, DC, Maryland and Northern Virginia) to ensure long-term asset performance in accordance with our client’s objectives. The Vice President, Investment will maintain relationships with brokers and owners to source both marketed and off-market investment opportunities across office, retail and residential property types by being outwardly visible to the real estate community as a representative of our client’s interests. Additionally, this person will supervise and mentor an Analyst and provide support to all Investment team members and across functions within the Washington, DC office.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Engage, collaborate, and demonstrate leadership with other members on the Investment team and others in the Washington, DC office
  • Evaluate individual markets through quantitative analysis and understand market drivers, and other factors to support the overall investment strategy and specific opportunities
  • Develop relationships with owners, brokers, competitors, management companies, and others in the target markets to facilitate acquisition or disposition opportunities
  • Coordinate all aspects of the acquisition process, including preparation market analysis, financial assessment, acquisition pro forma, and lead all negotiations
  • Prepare and present all forms of investment material including Preliminary Acquisition Analysis and Property Investment Reports to the Investment Committee and Partners, with business plan for the property articulating the strategy through the investment hold period
  • Manage the entire disposition process for all assets within target markets including broker selection, gathering data for the war room, leading buyer interviews and recommending buyer selection, negotiating purchase and sale documents and guiding the transaction to close
  • Review quarterly valuation process for all portfolio assets managed out of the Washington, DC office. Guide the Investment analyst in updating all internal models and appraisals
  • Analyst Manager:
    • Coach analyst on investment concepts including discounted cash flow analyses, time value of money, complex waterfall modeling, real estate terminology and financial analysis
    • Review and approve analyst output prior to distribution
    • Guide analyst to successfully complete tasks including quarterly valuation and annual appraisals
    • Mentor analyst on career goals and progress, establish annual goals, review quarterly progress, and recommend opportunities for growth and promotion when appropriate

SKILLS

  • Excellent written and verbal communication skills are essential
  • Proficient with Microsoft Office (Word, Excel, Outlook, PowerPoint), and ARGUS
  • Thorough understanding of accounting principles and DCF analysis
  • Strong financial understanding of risk and value creation
  • Ability to market assets with leasing challenges
  • Mathematical and analytical skills
  • Excellent reasoning ability
  • Entrepreneurial attitude towards marketing and problem resolution

EDUCATION AND/OR EXPERIENCE

  • A graduate degree in real estate, business, or finance is strongly preferred
  • Significant experience as an investment/asset manager, preferably with multiple classes of assets (office/retail/residential)
  • Experience with lease negotiations for retail and office properties
  • Experience working through renovations
  • Proven record of good working relationships with owners, brokers, and internal teams
  • Transactional experience an asset
