Position Description:

The Vice President, Transactions is responsible for overseeing the Marketing, Leasing and New Business Development in the Southeast U.S. Based in Atlanta, this person will work closely with the Regional Market Leader, the Vice President of Development and the Development Directors/Managers in all aspects of the industrial development and acquisition processes.

Primary Job Functions

  • Business development in targeted markets within Georgia and the Carolinas
  • Oversee all leasing and land acquisition including proposals and negotiation of leases and contracts
  • Overall responsibility for coordinating and implementing the marketing strategy
  • Engaged in assisting development directors on due diligence, planning and pre-construction activities

Primary Job Duties

  • Develop and maintain relationships with customers, brokers, governmental officials, economic development authorities, and industry associations in major markets
  • Coordinate proposals for acquisitions of land and buildings, leases, and build-to-suit projects with listing brokers
  • Monitor the competing developments with assistance of our listing brokers
  • Search for additional land sites directly and through local brokers
  • Negotiate leases and purchase and sale agreements
  • Respond to RFP’s
  • Responsible for developing building and monument signage, marketing materials and make ready finish out strategy
  • Attend tours when feasible
  • Coordinate and masterplan new building projects
  • Work closely with Development staff to forecast pricing and phasing for development projects and pricing tenant improvements
  • Responsible for the strategy, planning and executing of marketing events, with the assistance of the corporate marketing team
  • Work with Market Leader to oversee the planning, design, underwriting, investment committee approvals, and coordination with acquisition, finance, debt and disposition teams for all developments

Financial/Budgetary Responsibilities

  • Work closely with analyst to forecast the financial returns for each transaction
  • Prepare yearly budget for marketing expenses
  • Prepare proposals within acceptable economic parameters
  • Work closely with analyst to understand the financial position and type of business of our customers

  • Proficiency in MS Office software applications

Education and Experience

  • Bachelor’s degree required, advanced degree a plus
  • Proven track record with industrial land purchasing, development, leasing, and sales experience in Southeast markets
