Position Description:
Our client is currently seeking to hire a Vice President, Transactions to be based in Nashville, TN. The Vice President, Transactions is responsible for overseeing the marketing, leasing and new business development in the Nashville and Memphis markets. This person will work closely with the Executive Vice President Regional Market Leader based in Memphis as well as the analyst, development and construction teams in Memphis and Dallas in all aspects of the industrial development and acquisition processes.
RESPONSIBILITIES:
Primary Job Functions
- Business development in the Nashville and Memphis markets.
- Oversee site selection, land acquisition proposals, leasing and negotiation of contracts.
- Overall responsibility for coordinating and implementing the marketing strategy.
- Engage with Development Directors on due diligence, planning and pre-construction activities.
Primary Job Duties
- Develop and maintain relationships with customers, brokers, governmental officials, economic development authorities, and industry associations in major markets.
- Coordinate proposals for acquisitions of land and buildings, leases, and build-to-suit projects with brokers.
- Monitor the competing developments.
- Search for additional land sites directly with landowners and through local brokers.
- Negotiate leases and purchase and sale agreements.
- Respond to RFP’s.
- Coordinate and masterplan new speculative development projects.
- Work closely with development staff to forecast pricing and phasing for development projects and pricing tenant improvements.
- Work with Executive VP Regional Market Leader in Memphis to oversee the planning, design, underwriting, investment committee approvals, and coordination with acquisition, finance, debt and disposition teams for all developments.
Financial/ Budgetary Responsibilities
- Work closely with Analyst to forecast the financial returns for each transaction.
- Prepare yearly budget for marketing expenses.
- Prepare proposals within acceptable economic parameters.
- Work closely with Analyst to understand a client’s financial position and business types.
- Research and stay apprised of the competition’s lease comps and land sale comps.
REQUIRED SKILLS/ABILITIES:
- A leader with a strong results orientation.
- Excellent negotiations skills with ability to obtain favorable terms for the company while enhancing key relationships.
- Ability to handle confidential information and protect intellectual privacy.
- Solid organizational and analytical skills, with strong attention to detail.
- Excellent communication skills (verbal and written).
- Ability to work independently, multi-task, and self-manage deadline expectations across a team of independent project managers.
- Demonstrate a high level of professional demeanor, integrity, ethics and leadership.
- Strong interpersonal skills and ability to interact with executive level internal and external clients.
- Proficiency in MS Office software applications.
EDUCATION AND EXPERIENCE:
- Bachelor’s Degree required.
- Advanced Degree a plus.
- Proven track record with industrial land purchasing, development, leasing and sales experience in Nashville.
