Position Description:
Primary duties and responsibilities include:
- Develop a complete and holistic understanding of portfolio assets and their submarkets
- Responsible for the investment and operational performance, reporting, and strategic direction for a portfolio of real estate assets
- Oversee the preparation of property business plans including leasing, operating and capital budgets
- Manage and track property team performance
- Serve as one of the primary points of contact for joint venture (JV) partners and lenders ensuring transparent and timely communication on asset performance, strategy, and key decisions
- Liaison with neighborhood, civic and government groups as required
- Prepare investment reporting packages for company shareholders, lenders, and JV partners
- Prepare lender draw packages and monitor asset performance for compliance with loan covenants and JV documents
- Develop and implement strategies and operational initiatives to maximize values in the portfolio
- Regularly walk properties with the team to assess and detail physical condition, operations, and adherence to plan and maintenance standards
- Provide clear direction to property managers, engineers, and vendors to address tenant, operational, maintenance, construction and capital issues
- Work with property managers and engineering staff to optimize building performance, energy efficiency, and tenant and employee satisfaction.
- Analyze and report on significant changes in market and property conditions
- Analyze and monitor capital improvement and renovation programs as required for property maintenance, competitive positioning, or value enhancement
- Create, update, and maintain ARGUS and Excel models for assets in portfolio and provide analytical support associated with ongoing management and investment decisions related to leasing, financing, and general asset management of assets
- Actively collaborate with in-house and third-party leasing teams to execute leasing strategy, including analyzing the impact of various leases on asset performance
- Represent owner in lease negotiations and work to establish business partnerships with tenants
- Review and analyze proposed lease transactions and make recommendations to executives for such deals as they compare to asset underwriting and strategic initiatives/value creation objectives
- Assist in coordination of efforts with the leasing team, architects, construction management, property management, and other stakeholders related to tenant buildouts and building renovation projects
- Assist executives in underwriting, due diligence and execution/integration of redevelopment and new development projects
Essential Qualifications:
- Highest degree of integrity and character
- Bachelor’s degree with strong academic record
- MBA and/or MS Real Estate preferred
- Significant real estate asset management experience with an owner
- Strong valuation, due diligence, and real estate financial analysis skills including proficiency in Excel and ARGUS
- In-depth understanding of property operations and leasing
- Solid understanding of building systems, including HVAC, electrical, plumbing and structural
- Market analysis skills to support decisions concerning rent rates, capital improvement programs, leasing strategies, and property repositioning
- Ability to operate with an owner’s perspective
- Independent and creative thinker who is solutions oriented
- Well organized, good administrative skills, attention to detail
- Excellent interpersonal, written and oral presentation skills
- Self-motivated and hard-working with the ability to work independently but also within a team-based environment
- Energetic and excited to work with a growing real estate organization
