Founded in 2016, Hartness Development, Inc. is a boutique development firm in Greenville, SC. The company’s first large scale project is Hartness, a ~500 acre mixed-use New Urban community which is currently in various stages of development through stabilization. The firm is also developing an innovation district and accepting third-party development projects in the upstate of South Carolina.
Position Description:
The Director of Development will oversee and drive the strategic planning/underwriting, execution, and management of development projects within the Hartness community and projects in the surrounding area. This role requires a visionary leader with expertise in real estate development, project management, and community engagement to ensure the continued growth and success of this master-planned neighborhood and other projects. The hired candidate will play a critical role in the growth of the organization and its long-term success.
Key Responsibilities:
- Strategic Planning & Development: Lead the planning/underwriting and execution of residential, commercial, and mixed-use development projects including horizontal development.
- Project Management: Oversee construction timelines, budgets, and quality control to ensure successful project completion.
- Financial Oversight: Manage development budgets, financial forecasting, and investment strategies.
- Regulatory Compliance: Ensure all projects adhere to local zoning laws, environmental regulations, and building codes.
- Vendor & Contractor Management: Collaborate with architects, engineers, builders, and contractors to maintain high standards of development.
- Community Engagement: Foster relationships with residents, businesses, and stakeholders to enhance the community experience.
- Marketing & Branding: Work with the marketing team to promote the Hartness community project as a premier living and business destination, along with driving new business development efforts for Hartness Development, Inc.
Qualifications:
- Bachelor’s degree or master’s in Real Estate Development, Urban Planning, Business Administration, or a related field. Master’s degree in a relevant field is preferred.
- Significant experience in mixed-use real estate development, construction management, or community planning, preferably, experience working with New Urban (Traditional Neighborhood Developments) and mixed-use projects.
- Proven track record of managing large-scale development projects and the associated internal and external teams.
- Strong leadership, negotiation, and communication skills.
- Ability to help build Hartness Development, Inc. and the Hartness community’s vision and long-term growth plans.
