Position Description:
Our client is seeking a highly motivated and experienced Managing Director – Industrial Asset Management to oversee the performance and strategic direction of a growing portfolio of industrial real estate investments across the United States. This position is a critical leadership role within the Industrial group and is responsible for maximizing asset value through strategic planning, leasing, operational execution, financial performance monitoring, and stakeholder communication. The Asset Manager will serve as the primary owner of asset-level business plans and will collaborate closely with internal departments and external partners to drive long-term success.
KEY RESPONSIBILITIES
Strategic Asset Oversight
- Develop, implement, and manage (in conjunction with both internal and external Development Partners) business plans for each asset, including leasing strategy, capital projects, budgeting, and disposition plans.
- Conduct regular performance reviews and reforecasting for assigned industrial assets based on market changes and operational results.
- Lead property-level strategy meetings and ensure alignment with Hanover’s (and our external Development Partner’s) investment objectives.
Operational and Financial Performance
- Oversee all operational aspects of industrial properties, including rent rolls, leases (both new and renewals), occupancy, capital expenditures, and NOI performance.
- Collaborate with internal and external Development Partners, property management, accounting, construction, leasing, and legal teams to ensure best-in-class operations.
- Identify opportunities to increase value and reduce risk through lease-up, re-tenanting, cost management, and repositioning strategies.
Investment Analysis and Reporting
- Analyze historical, current, and projected financials for each asset and monitor key performance indicators.
- Prepare detailed quarterly and annual asset performance reports for internal leadership and external stakeholders.
- Support refinancing, recapitalization, and disposition activities, including the preparation of offering memoranda and coordination of due diligence processes.
Partner and Stakeholder Relations
- Serve as the primary point of contact for joint venture partners, lenders, and institutional investors related to asset performance.
- Prepare and present asset updates, strategic recommendations, and variance explanations to senior leadership and capital partners.
- Ensure clear, proactive, and professional communication with all stakeholders.
Leadership and Collaboration
- Provide oversight and mentoring to junior analysts and support staff involved in asset reporting and analysis.
- Participate in portfolio-wide initiatives and process improvements that enhance performance and operational consistency across the industrial platform.
- Represent Asset Management in cross-functional projects with Development, Capital Markets, and Accounting teams.
Qualifications and Skills
- Bachelor’s degree required in Real Estate, Finance, Business, Economics, or related field, MBA or equivalent advanced degree preferred.
- 7–10 years of experience in commercial real estate asset management and leasing, with a strong preference for industrial real estate exposure.
- Strong financial acumen and proficiency in financial modeling, IRR analysis, and cash flow forecasting.
- Deep understanding of leasing, property operations, capital improvements, and real estate financial statements.
- Excellent interpersonal, written, and verbal communication skills with the ability to interact effectively with internal executives, investors, and third parties.
- Proficient in Microsoft Excel, PowerPoint, and real estate financial management systems.
- Highly organized, analytical, and self-directed with the ability to prioritize and manage multiple complex projects.
