Vice President, Transactions – Southeast

Position Description:

Our client is seeking an experienced Vice President of Transactions (VP) to join its growing team in Atlanta, GA. The VP will be responsible for marketing, leasing, sourcing, and executing industrial real estate transactions across the Southeastern U.S. The ideal candidate is a proactive, results-driven professional with a proven track record of successfully leasing, structuring, and closing industrial transactions.

The VP will work closely with the Executive Vice President – Market Leader, Southeast (EVP) and collaborate with a team of transaction and development professionals on all aspects of industrial leasing, development, acquisition, and disposition.

Primary Job Functions:

  • Collaborate with the EVP and transaction team to source new development and investment opportunities in targeted markets within Georgia, Florida, and the Carolinas.
  • Oversee all leasing and marketing activities, including proposals and negotiation of leases.
  • Develop and execute the marketing strategy, ensuring alignment with business objectives.
  • Support the development team in due diligence, planning, and pre-construction activities.

Primary Job Duties:

  • Oversee leasing efforts, including managing tenant relationships, negotiating leases, and structuring deals to optimize financial performance.
  • Work closely with EVP and broader transaction team to drive investment and transaction strategy, including sourcing land and acquisition opportunities, and presenting potential investments to the leadership team.
  • Negotiate leases agreements and Request for Proposals (RFPs), ensuring customer satisfaction and competitive positioning in leasing and development transactions.
  • Develop and maintain relationships with customers, brokers, landowners, governmental officials, third-party consultants, economic development authorities, and industry associations.
  • Monitor competing leasing activity, assets, and new developments, market trends, and financial metrics to refine strategy.
  • Coordinate with transaction, acquisition, finance, debt, and disposition teams to execute land acquisitions, build-to-suit projects, and speculative development opportunities.
  • Coordinate with the debt team on financing needs, ensuring appropriate capital structure and funding for projects.
  • Develop yearly marketing budgets and strategies to support leasing and development efforts.

  • Self-motivated and able to work independently, multi-task, and self-manage deadline expectations.
  • Strong business aptitude with the ability to solve complex challenges and make sound decisions.
  • Outstanding interpersonal skills with the ability to engage with executive-level internal and external clients.
  • In-depth knowledge of finance and real estate terminology and concepts.
  • Proficiency in MS Office applications.
  • Willingness to travel as needed.

Education and Experience:

  • Bachelor’s degree in relevant field required; an advanced Degree is a plus.
  • Significant experience in commercial real estate with a proven transaction and development track record.
  • Industrial leasing experience in the Atlanta MSA required.
  • Experience transacting in other Georgia, Florida and the Carolinas strongly preferred.
  • Proven experience managing real estate transaction teams.
  • Success in land sales, acquisitions, and leasing required.
  • Prior experience working for a developer is strongly preferred.
